Whether it’s your first stay with Japanex or your fifth — here’s how it all works.
- 01RESERVE
Book your stay
Booking direct on the official site is always the best deal (8% off). Check availability from each house page via the AirHost booking system. You can also book through Airbnb or Booking.com, but the perks are direct-booking only.
- 02REGISTRATION
Guest registration
There is no in-person reception, but under Japan’s Hotel Business Act and Private Lodging Business Act all guests must register their name, address, contact details, nationality and occupation. After booking, you’ll receive a message with a link to the guest registration form.
- 03PRE-ARRIVAL
Check-in instructions
By the day before arrival, we’ll message you the key-box code and directions to the house — including the walking route from the nearest station, parking information and nearby shops.
- 04CHECK-IN
Self check-in
From check-in time (3:00 PM), take the key from the on-site key box and let yourself in. If you’ll arrive much later than planned, please let us know in advance. If anything goes wrong, contact the 24-hour emergency line provided with your booking.
- 05YOUR STAY
During your stay
Wi-Fi, air conditioning, a full kitchen, bedding — everything you need to live comfortably is provided. For nearby supermarkets, convenience stores and restaurants, see the Access section of each house page. Message us any time with questions.
- 06CHECK-OUT
Check-out
Please depart by check-out time (10:00 AM), making sure you have all your belongings. Sort your rubbish according to the house rules, return the key to the key box, and you’re done — no need to contact us.

Frequently asked questions
- Is booking direct really cheaper than Airbnb or Booking.com?
- Yes. Direct bookings on the official Japanex Stays site are up to 10% less than Airbnb.
- What are the check-in and check-out times?
- Check-in from 3:00 PM, check-out by 10:00 AM. With key-box self check-in, late-night and early-morning arrivals are no problem.
- How many guests can stay?
- It varies by house, from 8 up to 16 guests — ideal for group trips, retreats and families.
- What is the cancellation policy?
- Each house uses one of three plans (Flexible / Standard / Strict). See the Cancellation Policy page for details; OTA bookings follow the platform’s own policy.
- Are international guests welcome?
- Absolutely. We support guests in English, Japanese and Chinese.
- How is access from Tokyo?
- The Ichikawa/Motoyawata area is about 20 minutes from Tokyo Station, Matsudo is about 25 minutes direct from Ueno, and Yachiyo is about 50 minutes from Narita Airport.
- Who do I contact to change a booking?
- For direct bookings, contact the Japanex Stays team (info@japanex-stays.com). For Airbnb or Booking.com reservations, please go through the platform’s support.
